Rockland, MA – Integrated Builders announced that it has broken ground on a 105,000 square-foot (sf) office expansion at Two Wells Avenue in Newton, MA, on behalf of owner Two Wells Avenue, LLC. The new, three-story addition will require extensive demolition on the north and west portions of the existing facility, and will ultimately increase the building’s total size from 69,000 sf to 127,000 sf.

Two WellsAve_rendering-sCurrently, Two Wells Avenue is a 69,000 sf, single-story, steel-framed building that was completed in the 1970’s. Integrated Builders will utilize selective demolition of the facility to preserve 27,000 sf of existing space on the west side, where the new 105,000 sf addition will be attached. The updated facility will boast a modern design with a glass exterior, an expanded parking lot, new utilities, and an underground storm water infiltration system. Additionally, a 3,162 sf common corridor will be installed to connect the new and existing building areas to one another.

“Two Wells Avenue has great bones and we are excited to not only double the size of the building, but also preserve a portion of the existing space which holds a great amount of history,” said Jay Dacey, President of Integrated Builders. “This area of Newton and Needham is currently experiencing growth and significant transformation. This enhanced facility will complement other nearby developments with its modern glass design, high-end upgrades, amenities, features, and finishes, making the area even more attractive for growing businesses and their respective employees.”

The Integrated Builders team will provide construction management and contracting services and will be led by Project Manager Brian Kidder, Superintendent Craig Ablondi, and Assistant Project Manager Barbara Frazier. Spagnolo Gisness & Associates, Inc., will provide architecture and planning services. The project is expected to be completed in December 2016.

Located just minutes from the Massachusetts Turnpike and Route 128/I-95, Two Wells Avenue provides an ideal destination for commuters. The building is situated near Newton’s bustling retail district along Needham Street, offering a diverse selection of restaurants, banks, hotels, and high-end retail shops. Notably, access to the site will be enhanced with the completion of the new Kendrick Street interchange at Route 128/I-95.
